The Bidder Registration form (EF104) lets you collect bidder details and verify identity electronically before auction day. It handles the registration process and ensures compliance with QLD requirements for bidder identification.

The REIQ Conditions of Sale (EF073) sets out the binding terms under which a property is offered at auction, including deposit requirements, settlement timeframes, and buyer/seller obligations. It's the standard conditions document used across Queensland and works alongside the REIQ Contract for Sale.

From 1 August 2025, sellers must provide a Form 2 Seller Disclosure Statement and prescribed certificates to registered bidders before the auction begins. Realworks includes checklists and the Form 2 itself to help agents manage this process.

A signed appointment is a legal requirement under the Property Occupations Act 2014 before any services – including marketing – can be provided. For residential auctions, use PO Form 6; for commercial auctions, use PO Form 6A. Realworks includes both, pre-attached to the relevant REIQ schedule terms.
