Learn moreComplete the PO Form 6A with REIQ Commercial & Industrial Schedule Terms (EF051a) for sales or leasing appointments. For property management, use the Commercial PM Agreement (EF036).
For sales, prepare the REIQ/QLS Commercial Contract (EF019A) with Standard Conditions and the Form 2 Seller Disclosure Statement. For leasing, prepare the Commercial Tenancy Agreement (EF024) or retail lease disclosure forms.
Use the Lessor Disclosure Statement (EF063) for retail leases, plus the Financial and Legal Advice Reports (EF068/EF069). For commercial sales, manage the Form 2 process with the preparation checklist (EF251).

The REIQ Commercial Tenancy Agreement (EF024) is used for non-retail premises like offices, warehouses, and industrial sheds. Retail shop leases fall under the Retail Shop Leases Act 1994 and require additional prescribed disclosure statements. Realworks includes forms for both.
Realworks includes the REIQ/QLS Contract for Sale and Purchase of Commercial Real Estate (EF019A, 1st Edition), introduced on 1 August 2025 alongside the new seller disclosure regime under the Property Law Act 2023.
All four prescribed disclosure forms: Lessor (EF063), Lessee (EF067), Assignee (EF064), and Assignor (EF065) Disclosure Statements. Also the Financial Advice Report (EF068) and Legal Advice Report (EF069) that tenants need before entering a retail lease.

From 1 August 2025, commercial property sellers must provide a Form 2 Seller Disclosure Statement and prescribed certificates before the buyer signs.
