Complete the PO Form 6A with REIQ Commercial & Industrial Schedule Terms (EF051a) for sales or leasing appointments. For property management, use the Commercial PM Agreement (EF036).

Prepare for sale or lease

For sales, prepare the REIQ/QLS Commercial Contract (EF019A) with Standard Conditions and the Form 2 Seller Disclosure Statement. For leasing, prepare the Commercial Tenancy Agreement (EF024) or retail lease disclosure forms.

Realworks includes the REIQ Commercial Tenancy Agreement (EF024, 5th Edition) for non-retail leases, plus the full suite of Retail Shop Lease disclosure forms required under the Retail Shop Leases Act 1994. All are digitally fillable and can be e-signed.

The REIQ Commercial Tenancy Agreement (EF024) is used for non-retail premises like offices, warehouses, and industrial sheds. Retail shop leases fall under the Retail Shop Leases Act 1994 and require additional prescribed disclosure statements. Realworks includes forms for both.

Realworks includes the REIQ/QLS Contract for Sale and Purchase of Commercial Real Estate (EF019A, 1st Edition), introduced on 1 August 2025 alongside the new seller disclosure regime under the Property Law Act 2023.

All four prescribed disclosure forms: Lessor (EF063), Lessee (EF067), Assignee (EF064), and Assignor (EF065) Disclosure Statements. Also the Financial Advice Report (EF068) and Legal Advice Report (EF069) that tenants need before entering a retail lease.

The Commercial Property Condition Report (EF198) is included, with specific annexures for different property types – Café/Restaurant, Industrial, and General Retail. There's also the Entry Notice (EF199) and Maintenance Notice (EF200).

From 1 August 2025, commercial property sellers must provide a Form 2 Seller Disclosure Statement and prescribed certificates before the buyer signs. Realworks includes the Form 2, the Commercial Preparation Checklist (EF251), and the Disclosure Instructions (EF255).
