Prepare the Comparative Market Analysis (EF057) and Request for Appraisal (EF038). Complete the PO Form 6 with REIQ Residential Sales Schedule Terms (EF005a) and annexures.

Complete the REIQ Contract for Sale (EF001A for houses, EF003 for CTS lots). Prepare the Form 2 Seller Disclosure Statement using the preparation checklist (EF250).

Issue the Notice of Offer to Purchase (EF157) and Acknowledgement of Multiple Offers (EF006). For digital platforms, use the Buyer Registration (EF216) and Digital Offer forms (EF217).

Exchange contracts

Yes. Realworks includes the Form 2 (PLA02) required from 1 August 2025, plus the Preparing Form 2 Checklist (EF250), the Disclosure Instructions and Search Authority (EF254), and the seller disclosure factsheet. For legal questions about disclosure obligations, REIQ members can access the Legal Advisory Service at reiq.com.

Realworks includes two separate contracts: EF001A for houses and land, and EF003 for units, townhouses, and apartments in community titles schemes. The CTS contract includes additional provisions for body corporate disclosure and searches.

Both parties should always seek independent legal advice. While the REIQ contract is the Queensland industry standard – drafted jointly by the REIQ and Queensland Law Society – every transaction has its own circumstances, and a solicitor or conveyancer should review the contract for both buyer and seller before signing.
