The amended clause
From the Form 1a lessor/agent instructions. Form R1 uses the same timeframe for rooms. The clarified timeframe appears in mint.
Timeframe to return the report
Ask the tenant to add their comments to the report, initial each page and return it to you within 7 days after the later of (a) the day they occupied the premises or (b) the day they were given the report.
What’s changed
The instructions on both forms now spell out exactly when the tenant or resident must return the condition report. The 7 days start from whichever happens later: the day they moved in, or the day they received the report.
This means a tenant or resident who receives the report after moving in still has the full 7 days to review it, add comments and send it back.
Why the change
The Residential Tenancies Authority (RTA) made these updates to improve the customer experience and to clarify existing regulatory requirements. The rules themselves haven’t changed. The forms now explain them more clearly.
What to do
Use the updated versions for new condition reports from 2 October 2026.
Check the footer date
Updated forms show Oct26 in the footer: v20 Oct26 for Form 1a and v9 Oct26 for Form R1. An earlier date means it’s the previous version.
